Cadiz Industrial Site certified as Build-Ready as two others find buyers 

Businesses jump to build on sites in Springfield and Bowling Green

FRANKFORT, Ky. (June 6, 2018) Kentucky’s Build-Ready program added a new location in Cadiz while two other certified sites sold last month in Bowling Green and Springfield.

The Cadiz site, in the Interstate 24 Business Park, joins 14 others available statewide for companies wishing to quickly locate, start construction and open a new industrial building. The two sales in May add momentum to the Kentucky Cabinet for Economic Development’s Build-Ready program, a certification proven to boost corporate interest, formal inquiries and site visits.

“Time is money and smart businesses wanting to cut their project lead time choose Build-Ready sites,” said Vivek Sarin, executive officer at the Kentucky Cabinet for Economic Development. “From the start of our Build-Ready program, communities lined up to welcome the chance to plan, prep, and compete for new businesses and jobs. By earning a Build-Ready certification, Cadiz positions itself for success similar to Bowling Green and Springfield’s.”

The 570-acre Cadiz site, zoned for heavy industrial use, includes a building pad for a manufacturing facility and access to water, sewer, natural gas and electric.

Build-Ready sites include a pad ready to accommodate a building up to 100,000 s.f. or more – and utilities extending to the site’s edge. The designation also means the applicant – usually a city, county or economic development group – already filed the necessary permits, including water, environmental and geotechnical, as well as preliminary building plans, cost estimates and schedule projections. Applicants must also provide a rendering of a potential building for the site.

Crown Verity Inc., a Canada-based manufacturer of outdoor residential and commercial cooking equipment, purchased one of three of Bowling Green’s Build-Ready sites in a deal announced last week. In Springfield, a local excavation company bought the Build-Ready tract in the Washington County Commerce Center last week to expand its operations.

Those two sales follow an earlier one. Due to high levels of interest in Bowling Green’s Build-Ready locations, local officials previously advanced one site with the construction of a speculative building, which subsequently sold. The synergy represents an example of Kentucky communities working to successfully anticipate the needs of businesses.

In addition to the new site in Cadiz, Kentucky’s 14 other Build-Ready sites include tracts in the Highland Glen Industrial Park in Glasgow, the Bluegrass Crossings Regional Business Centre in Beaver Dam, the 4 Star Regional Industrial Park in Henderson, the Hickory Industrial Park in Mayfield, the Shelton Lane Industrial Park in Russellville, Progress Park in Horse Cave, Paradise Regional Business Park in Greenville, Commerce Industrial Park in Hopkinsville, Heartland Commerce and Technology Park in Campbellsville, EastPark in Ashland, Princeton Industrial Park in Princeton, the Woodland Industrial Park in Montgomery County, and two tracts in the Kentucky Transpark in Bowling Green.

Efforts toward certification continue on multiple other sites across the state.
